What is AlpFinanz?

AlpFinanz is an independent, free information and calculation portal for South Tyrol, Italy, Germany and Austria. The calculators help you estimate figures quickly and compare options – for example before a meeting with your bank or when writing an invoice.

  • Not a bank and no credit brokerage. AlpFinanz neither grants nor brokers loans and does not work with any bank.
  • No financial advice. The results are not a recommendation for any particular product or decision.
  • No tax advice. Tax information explains general rules, not your individual case.
  • Independent. AlpFinanz receives no commissions from banks or other providers.
  • Your inputs stay on your device. All calculations run in your browser; the amounts you enter are not transmitted.

What the calculators are for

The calculators are meant for guidance. They work with the values you enter and with deliberately simple, openly described assumptions. For a binding figure, your bank’s offer or your tax advisor’s or CAF’s calculation always prevails.

Why results may differ

🏠 Mortgage calculator

  • How the bank calculates interest. The calculator spreads the annual rate evenly over 12 months. Many banks calculate interest by the actual number of days (e.g. act/360 or act/365) rather than with equal months (30/360, like this calculator). Individual payments may therefore differ by a few cents up to a few euros.
  • First payment and disbursement date. If the loan is paid out mid-month, the bank often charges a different first, interest-only payment (preammortamento tecnico). The calculator assumes whole months.
  • Variable interest rate. With a variable-rate loan the payment changes with the reference rate (e.g. Euribor). The calculator uses today’s rate for the whole term; the interest-rate risk check only shows examples.
  • Costs the calculator does not know. Only the fees you enter are included. The bank includes in the APR (TAEG) all costs required for the loan – e.g. arrangement fee (istruttoria), valuation (perizia), substitute tax (imposta sostitutiva) and mandatory insurance (e.g. fire insurance). The bank’s APR may therefore be higher than the one calculated here. Notary fees and optional insurance are not part of the APR and come on top.
  • Timing of extra repayments. The calculator books extra repayments at the end of each loan year. At the bank, the actual payment date counts; depending on the contract, minimum amounts or notice periods may apply.
  • Interest-only period. Here it is included in the term. Some banks add it on top of the term.
  • Rounding. Monthly amounts (e.g. the payment) and the monthly amortization schedule are shown to the cent, overall results (e.g. total interest) in whole euros. It calculates without intermediate rounding, whereas the bank rounds each payment to the cent, which can add up over the term.

🧮 VAT calculator

  • Which rate applies. The correct VAT rate depends on the exact goods or services, sometimes also on the customer or the intended use. The examples in the calculator are for guidance only and do not classify your case.
  • Special schemes. With split payment, reverse charge, exemptions, forfettario/small-business schemes or the margin scheme, VAT is shown differently or not at all. The calculator only covers the standard case.
  • Rounding on invoices. The calculator works on a single amount. On invoices with several lines, differences of a few cents are possible depending on the rounding method of the invoicing software, e.g. if it rounds line by line instead of on the total per rate.
  • Legal status. The VAT rates are as of the date shown at the bottom of this page. If the legislator changes the rates, we update the calculator as soon as possible.

  • Laws and interest rates change. The content is reviewed regularly but may be out of date in the meantime.
